905: Reimagined, reused and re-detailed

Nelsen Partners purchased and moved its Austin headquarters to 905 in 2002 and began officing at the address after making several small interior improvements. About a decade later, another minor interior renovation was completed. But for years after, the firm recognized that a more extensive renovation of the beloved building would be necessary to support the firm’s growth and create a better working environment more suitable to the needs of the architectural practice. By 2019, the building systems and retrofits, having been operational for several decades, began to meet the end of their lifecycle and were falling far behind the industries technological improvements.

905 Congress has been adapted to many uses over the last century. A shoe store, an ice cream parlor, and the editorial offices of the Austin Daily Statesman newspaper are just some of the businesses formerly operating out of this historic building.

Named “Best Office Rehab Project of 2020” by Austin Business Journal — Preserve at 620 is an adaptive reuse project that has transformed a shuttered Walmart Supercenter into a thriving creative workplace environment. The design is geared towards encouraging a place of community as well as promoting health and wellness.

SITE VISIT — Rollingwood III

Earlier this week we stopped by Rollingwood III for an afternoon site visit.
Nelsen Partners designed this 128,500 square foot, five-story office building off of Mopac and Bee Caves Road in Austin. It has an adjacent 4-level parking garage with 486 spaces. Aside from its expansive views, Lesha Blair shared some of the design issues that came up during CA.
