The 56-story Modern Austin Residences features 299 market-rate and 19 affordable units in the popular Rainey Street district in downtown Austin. The tower sits on a 16,000 sf site featuring a music entertainment space in the basement of the building, as well as a ground level cafe and bar. This project enhances the district by adding a mix of uses and activity along expanded sidewalks and improved adjacent parklands. The addition of street trees, bike lanes, and offering an affordable housing component within a dense urban development further ensures the urban well being and character of the district. Through the City of Austin Density Bonus Program the project attained the rights to develop the property at a ratio of 32:1. The project achieved a 3-star AEGB sustainability rating. The design for The Modern was inspired by the guiding principles and aesthetic components of the modern era. It's a design generated through reflection on the creation of form, proportion, rhythm and variety. Stretching its expressions vertically along clean lines and formal gestures, the building distinguishes itself through its simplicity.
